Development of site in front of Sainsburys, Bell Green

I see there is finally some action at the site in front of Sainsbury's at Bell Green. Saw some seriously heavy plant moving in there today, and there are new fences.Anyone know what's going on there? (apologies if this has already been discussed somewhere - I couldn't find any thread on this)

That would be
The construction of five blocks ranging from 3 to 7 storeys, comprising 178 residential units (including 65 affordable housing) and 1,247sq.m of commercial floor space (use classes A1/A2/A3/B1/D1) on Land at former Bell Green Gas Works, Bell Green SE26, together with associated landscaping, bin stores, 178 cycle parking spaces, 79 car parking spaces, highway works, plant and servicing.

so 113 unaffordable houses are being built...... cripes! What do we want empty properties for?

It's great that this is going ahead and may give the area a boost. It will certainly make it look a lot smarter. While I don't think the design will win the Sterling Prize, it certainly has a nice feel to it.

The site is being devloped by "Circle" who are a registered Housing association, so all the units will be " Affordable", a nice new estate !

Are you sure? The application status is 'withdrawn', i.e. the applicant withdrew the application before a decision was made.

Bear in mind that housing associations can (and do) develop homes for sale on the open market as well as 'affordable' homes.

You need to check the decision notice for a planning application to see the proportion of units that will be affordable (and of those the proportion that are social rented, shared ownership or some other type of 'affordable' housing type) and the proportion that will be for sale on the open market.

actually i think the works now underway are for (yet another) homebase (also part of the sainsbury empire?). i think the proposed housing was for the bit between the gasworks & the river. but i could be wrong. time will tell ....

Planning permission for DC/08/70558/X was renewed on 18 March this year. LivesNearby's description of the development is correct.

Sainsburys sold Homebase quite a few years ago, it's part of Home Retail Group these days (also own Argos)

The fact that the development is housing association is good as they tend to look after their properties and manage things like anti-social behaviour. Lots of Lewisham councils properties are being taken over by housing asociations, which should be good. Whereas the council wouldn't have the resources to respond if you complained about their properties or residents, HA's generally do.

I only wish the house a few doors up from mine was being taken over, then we might finally be rid of the nutters and rats that live there.

maybe whoever is developing it will finally put in a pedestrian crossing to get from east/west across the access road to Sainsbury car park. at least now that the large fence is down, the view of approaching traffic is slightly better.
it's sometimes a nightmare trying to cross that bit, what with people not signalling going into the car park, and people not looking coming out of it.
anyone would think that people on foot don't go to that Sainsburys, by the northern entrance! grrrr.

Hello Sydenhamites,

I'm new to the area, just moved into De Frene Road in May. I'm quite keen to find out the latest on the development in front of Sainsburys too...

Just wondering if there is any more up-to-date info on what's afoot? Even grapevine type stuff would be welcomed.

We did try speaking to one of the workers on site but didn't get much back...

Looking forward to some new cafe's bars, restaurants etc... but I guess the shop with the largest floor space may dominate the new development
