Sydenham's "burgeoning" high street?

I don't get into Sydenham much these days, but I was interested to find a reference to it having a "burgeoning" high street here:

*Is* it actually burgeoning? Given that the article also suggests that Beckenham Place Park and Croydon Road Rec are nearby, I'm not sure I automatically believe it.

I think our high street is pretty good, but I'm not convinced it's "burgeoning"! Also, what leisure centre...?

Pure estate agent speak. I remember the notorious brochure for a house in Lawrie Park aka Dulwich Borders with lovely pictures of local shopping - in Dulwich Village rather than Penge.

Hamptons, i think, we're guilty of that one.
