alot of people had been asking what was goin to happen on the empty land in bell green, as well al now know there will be a homebase there now, alot of people thought that with a homebase ther the small shops (newsagents, dry cleaners) across the road would be safe, i thought that to, but two weeks ago i found out that the newsagents where my family has been getting there morning paper from for the last 21 years is now being forced to close down in the next 5 months. the family that live above also work in the shop they are devestated to leave what has been there family home for 21years. did lewisham council offer them compensation? according to Mr patel who runs the shop, lewisham council said they would give him a good offer and make sure he was sorted out.

last week i went to see mr patel again, and asked what the council had said to him in the last meeting he had with them, he replied the councils idea of a good offer is £14,000 but they also said that seeing as mr patel ows the council money they will be cutting this out from the compensation he will recive that will leave mr patel with a rough sum of £6,000,
and the council also told him that they dont have 2 give him a place to stay, and this is a favour to him. and that he should be happy with what he is reciving.

all the tenants in the houses above the shops are getting compensation plus moving money, when mr patel asked will i be reciving any money for moving from the flat he was flatly declined.

after 21years of living in sydenham mr patel (newsagents) and mr zeki dry cleaners) will be leaving in 5 months time with nothing to their name and nothing to show of the years of hard work they put in to the business that will no close down.

does anyone think that this is fair to mr patel or mr zeki?

cos i sure dont think is it!

I am a bit confused.
Surely The Homebase is going to be on the old gas works site not in place of the row of shops you refer to. If that is the case whet is the problem.
Cannot see Mr Patel losing trade to Homebase but could be wrong. I agree couls lose trade to Savacentre but they have been there since about 1990.
I sympathise vert much with any business losing out beacuse of a council decision but could you please clarify.
Not sre how flats above could lose at all.

the council's view is that with all theynew development that sainsburys has done and with a brand new homebase comming soon the old flats and shops dont fit in with the new sydneham as the council had put it.
therefore their idea is to knock the shops and flats down and build new and modern flats that will fit in wid "new sydenham".

This is the first I have heard about it. I agree the shops and flats next to the Medical Centre look a bit seedy but you would have thought the council would have something better to do with our money in knoecking down sound dwellings and retail outlets.
I believe this started because of lack of compensation offered by the council.
Are these dwellings council or private.?
I assume shops Leasehold or rented.?

I do not know any of the facts and still a bit bemused that the council have money to through away on the most dowdy part of SE 26 and has been since The Gas Company moved there.

I agree they should give the correct compensation and I would assume the parties have recall to the law.

Council tennents should be rehoused
Private owners should be given the correct compensation.
Not sure how they work out shops.


I am still bemused that the council want to pull down buildings that in my memory have not been up that long.

It makes a change that the council want to knock down buildings of no architectural value at all that haven't been up long, normally it's the opposite!

Yes but why , they might not win any awards but what is the cost of replacing them.
Still cannot believe this is happening.

Can anyone throw any light on this matter. I cannot believe the LBC are pulling down these buildings.
