Linda and I have over 45 years of patronage in this pub, since the mid-1970's, through many phases both very good and very bad.

The existing pub building has been re-modelled several times since its inception in the mid-1800's.and has had many makeovers.

It is essential that support for this proposal is demonstrated. The continuing presence of a pub is highly desirable to the area as is the introduction of a new hotel. Both new ventures will mutually support one another and this proposal will provide a means to secure the future of the replacement pub. Sydenham will also benefit from the increase in business and the provision of increased hotel accommodation.

Economically and commercially this new phase for the public house will be an attractive proposition for new licencees and the locality will benefit from the influx of new custom for both ventures into the area.

Shouldn't this thread be renamed "Petition to Demolish the All Inn One"? That's at the core of the Plannng Application after all

Do not think so.

The new owners have proposed a new building for the hotel and the new pub.

And have made a very public commitment in the local press to delivering the pub element.

And since the pub first appeared in the mid-1800's it has been remodelled several times.

From the high point of the 1970's and 80's the pub slumped in a hiatus to the late 1990's and the first years of the noughties, before Richard and Julia took it over, the pub had become a failed establishment. The condition of the business and the building was parlous. There would have been little protest about any proposal to demolish it then.

Just another step in the evolution of a popular local business. It deserves support in its new manifestation.

To avoid any doubt or ambiguity.

My support is predicated on there being a comparably sized pub within the development.

A garden space is desirable.

But any subsequent walk back or change of use, post granting of planning permission or indeed before such permission is granted, will be resisted.

It just does not seem feasible that, given the matter of the sale being behind us, that any new licencee will see any prospect of commercial success in any venture that requires the retention of the existing building.

Success needs the offset of overheads, not least of all, shared and proportionate lease charges distributed across both ventures, in the enlarged form and commercial support of the hotel element of the proposal to secure a profitable success.

All Inn One, formerly The Forresters Arms sits on the Perry Vale side and very close to Forest Hill station.

According to the ownership declaration on the Planning Application, the All Inn One is still owned by the current landlords. Do you know otherwise?

Yes.

To the best of my knowledge a commercial contract arrangement is in place regarding the transaction of the sale of the business. It is to be assumed that any change in Land Registry details will lag behind the completion of the contract. Hence the formality of the ownership declaration.

As you can see in the Application Form the application itself is not made in the name of the former owners.

I trust you find this satisfactory.

Sorry JGD but I still can't see anything about that in the planning application documents. As I'm sure you know, anyone can make a planning application. An applicant doesn't have to own the site or even have any kind of contract arrangement in place. The planning application's "Declaration of Ownership" states the site is still owned by Julia and Richard Channon and it was this I was looking at, not the Land Registry records as I know these lag behind reality. But if you have inside knowledge that it's definitely been sold to these developers, then of course I accept your word for it. I do think it a great shame that the pub didn't go on the open market though.

It would be worth your looking at SE23.life to see a long thread discussing the issue in detail, including the issue of having a new tall building on the site.

There was an advert asking people to write in to oppose it in this week's email newsletter.

I suppose it would also be possible for them to include a piece about the counter petition in next week's e newsletter
