Sydenham in Time Out
Anyone seen this week's Time Out? Page 150, Streets of London piece is on Lawrie Park Avenue and Sydenham in general. This website even gets a mention (namely the Middle Class Pub debate..)
Not a bad article all in all, but a bit harsh on the high street in my opinion..

This week's Time Out sold out at Nev's newsagent and Sainsburys! Thought it a fair article on the whole but isn't the 50% increase in house prices over five years quote in danger of being a self fulfilling prophecy with buyers attracted by the prospect of capital growth pushing up prices?
BTW, haven't bought Time Out for years and wont be in a hurry to again; very poor magazine in my opinion.

All rather flattering, and sums up much of what I like about Sydenham. Not sure about their comments on Penge though - the area around the two stations and Crystal Palace Park in particular could offer good opportunities, especially if the additional trains to Victoria materialise. I don't think too many people take Kirstie's claims about future rises as gospel (though perfectly reasonable to suggest that prices here are lower than comparable areas).

Hmmm I'm not so sure about Penge. Granted, it has a certain charm and there are some fantastic roads, if I were in the market for a house I'd def consider it, but I think it's the kind of place you only come to know by living in the area. No one would choose to go there if they didn't know it. Rightly or wrongly, the name has got to have something to do with that. Also, to me, Penge High St has a very different feel to it to Sydenham Road, as does the station. I dunno what it is or how to sum it up, it just *feels* different.
In addition, the train stations are too far away from the bulk of the housing and is it just me who hates the Victoria-Penge East train? There are always so many people on the Sydenham train, and loads get off here so it's busy all through the day and evening but the Penge East train is dead half the time, and the area around the station is like a ghost town after 8PM. Not the end of the world, but these are all the things people take into account when moving to a new area.

Can't really argue with that article can we!
Yes the highstreet is still an embarrassment but articles like that may well breathe life into investors. Think Sydenham came out rather well - but Penge took a bit of a knocking. That's why we shouldn't moan too much about the the East London Overground - I think the article is proof that Sydenham's profile is already rising and that is to do with the mention of Tube and Sydenham in the same sentence.
