Just want to hear peoples opinion on this subject, when the East London Line re-opens in a coplue of months do people think there will be a little rise in property prices?
I think property prices are already rising aren't they?
(we had an offer accepted for £305k back in October maybe, and I'm sure prices have risen since then, I reckon we got a bargain, or we will have done once we move in!)
but another question is will it make more difference on April 4th, when the ELL opens from NCG to Dalston (allowing you to change at NCG), or on May 22nd when it links in with the new National Rail timetables, and goes all the way to Crystal Palace (allowing you to get on at Sydenham and go all the way to Dalston)?

When I looked a few days ago, prices in my area were trading about 20 per cent higher than they were four years ago.
So, if you bought a long time ago, you're still quids in. If you bought more recently, you're stuffed.
The ELL line might cushion some of the local swings in house prices to some extent. But I don't think it's a panacea for fluctuations generally.
