Having two studios visible on the High street will create more interest, and remind people about trying it out. Classes in gyms and halls are brilliant, but they don't necessarily act as an awareness campaign. Compared to other parts of London there is great room to expand, but if I was investing my own money as a commercial prospect, it would seem seriously scary.
Zamara Court does have the advantage of being a quieter space, as I would think that traffic noise might be more prominent in the other location. The building is much slighter, and I wonder how expensive it would be to soundproof. Almost certainly not worth it on a lease.
