FANTASTIC LONDON PUB OPPORTUNITY

This is the pub. It's being rebuilt at the moment. It's in Sydenham, just around the corner from the Sydenham station on the Over Ground line which links with London Victoria, London Bridge, Crystal Palace, Forest Hill and the Horniman Museum, Canary Wharf and Shoreditch.

Sydenham station was used by 2.993 million people in 2011/12.

It's located at the entry point to Sydenham Road at Cobbs Corner by a very busy roundabout.

Sydenham Road has just had a makeover with 2 new pocket parks and paving. The pocket parks are intended to be multi use including as a market/street food.

A car park is located just a few minutes walk away in Girton Road.

There are a number of pubs and restaurants that cater for all incomes in Sydenham, but only one gastro pub.

In the summer there is a popular arts festival which uses local businesses and engages with the community that has had great reviews in the London press.

There is talk of a wine bar opening across the road from the Greyhound pub.

The high street is part of the Portas Pilot which operates under the banner of SEE3.

It's on the market for £400,000 (I believe) or £40,000 per annum to let.

A large tiled mural will cover the back of the pub which is based on the original signage for the greyhound pub made up of images of Sydenham and it's people.

There are two retail units alongside the pub. One has been taken by Sainbury's, the other is currently to let.

This could be extra seating for the restaurant side of things. It would be a fantastic space if they opened it up to the roof void and it was more open plan (subject to planning and the posters own personal interpretation).

It's potentially a fantastic space.

There is much talk locally of wanting a friendly, community minded pub that serves good food and good real ales, but there will be many views on the pub below.

We hope a good brewery will take it over, ideally an independent one with an emphasis on quality and community (again, the posters own view).

Yes well done.

Not sure that anyone going there would want to leave their car in Girton Road.

Does Syd Station really have 1.5 million passengers a year boarding and alighting there.

@Eagle - this is an estate agent's sales pitch - it seems strange to me that you are assuming veracity. My experience, to date. of this profession is their ability to overstate things.

However I'm sure Lee is accurate in what he says. And it's great to see the positives accentuated - better than negativity and depression.

Bang on the money - a focus on what it has to offer and what it could so easily be . Interesting reference to the Exhibition Room - the food could be a real distinguishing point - doesn't have to be high end - just good , reasonably priced and convenient .

Thanks Stone-penge. In 2009 I came across an anticipated future total of 5.9 million passengers a year using Sydenham Station – compared with just under 1 million then. We're getting there, but I guess the times people set off and return will need to spread out over longer morning and evening peak periods.

Great bit of work putting that together.

I went to the Late Knights microbrewery do at Alexandra nurseries yesterday. I must say their beer is fantastic. It seems they are looking into reopening the Alexandra pub opposite, I wonder if they might be interested in the greyhound? Small operation I know but looking to expand, but always worth an email.
