I see they've cleared the window already - they were meant to close on Saturday 1st November. :o

Such a shame, I believed they were one of the few experts on the Sydenham housing market in er - Sydenham.

I went there when I was trying to move to Sydenham and found them to be the most useless, unhelpful estate agents I contacted. They found me a total of 0 properties. I gave up visiting them and calling after a month or so.

Uniplan (cheers John) and Mann (cheers Lee) were both incredibly helpful and bend over backwards to help AND understood what we were after).

Having said that, my sympathies go to anyone who lost their job. I was made redundant in the early 1990's and it's horrible. In these times any business had to try even harder to get customers to part with their cash. Hopefully a sustainable business will take their place which will prove to be a great local asset.

Fingers crossed.

Shame - they were nothing less than totally professional when I bought my place in 1999.

I used Jo at Uniplan when i bought my gaff a few years ago. Boy, was she a tough cookie!

If I ever want to sell, I'm using her!

I didn't have any experience of George Proctor, but Property World are fantastic, they really went the extra mile for us when we bought our flat through them in 2006. They are very knowledgable about Sydenham, and provide absolutely faultless and friendly service- please use them if you can!

When we were looking to rent in Syd in March we went to all the property agents along the high street, and with one exception they were all rubbish. Nobody wanted to set up viewings less than a week in advance, and we never got any calls back when we left our information for them to let us know about new properties (despite new ones showing up on their websites all the time). The notable exception was Acorn, who called us every 2 or 3 days to set up viewings and tell us about local events that we might be interested in. It was just a shame that they never had anything that we wanted to take.

Uniplan even had the temerity to ask for my partner's parents to act as guarantors for us, despite our proof that we both individually earned far in excess of the yearly rent on even their most expensive properties (and all we wanted was a reasonable 2 bedroom). Apparently the fact that I had been with my employer for 5 months instead of 6 was the problem. We put in an offer through them for a flat off Newlands Park after they eventually showed it to us - after 3 weeks of silence from them and the landlord we got a response to our constant inquiries on their answerphone saying that they would get back to us once the owner had considered it (i.e. they were waiting to see if someone else would offer more). They never did call us back after that.

We ended up using the various agents in CP instead. Not as many Syd properties, but vastly more competent. It took 2 days once we stopped using Sydenham estate agents. Don't ask me why it was such a bad experience - I know they can't all be that bad and I'm sure others have had no problems. Somehow it all just came together in the worst possible way for us.

Isn't it funny the experiences we have had with estate agents. I bought my flat through Proctor's in 1994 and found them helpful and efficient. I was really surprised to see they were closing their branch. Wonder if they've closed any of their others.

I have had mixed experiences with the other estate agents. Mann and co were disinterested when I was looking in 1994 and again about 4 years ago. The agent where the camera shop used to be were completely disinterested when I was looking about 4 years ago.

I wonder how helpful and interested they would all be now though!

We had a really appalling experience with Mann and Co. when we bought our house. I would never venture to use them again whether buying or selling.

If you're buying, then the only estate agents that are any good are ones that deal with mostly commerical properties, I don't know if there are any in Sydenham that fit that bill.

If you're selling - a few grand makes all the difference to you, but not to the estate agents – they don't charge enough percentage for it to make any difference to them what your house sells for, so instead its all about numbers.

If I was selling again I'd put it on privately and by-pass the estate agent altogether.

I really hope the premises don't stay empty, it's a great location..

I think it would make an excellent shop/ restaurant or bar.

I love having places with big windows where you can look in - they are much more inviting.

So may places in sydenham use the shop windows to put up displays or posters and prevent people from looking in. This with all the street furniture sometimes I think less is more..

I was also wondering what it might be turned into. It looks like it is in good condition inside which would surely be a bonus to potential businesses. Looking through the windows of other properties to let in the area is a bit horrific at times!!!!

I saw the chemist across the road has a "Let By" sign now. Does that mean it is taken? It's been there for a while with no change to it so wondering what is going on.

Maybe the church will buy it for their Sydenham Radio. But I'd prefer someone to take visitors to eat and drink. We need an upmarket wine bar and english/italian resturant.

Just to clarify, no church either organises, finances or has any management involvement in Sydenham Community Radio, so it's not very likely that they will be buying any premises solely to accomodate our project.
