"Hayes Farm, Fox Hill, Penge"

This is the caption for a painting of a farm on the south (Croydon) side of Fox Hill, Norwood, yet I cannot find any reference to it in John Coulter's book, Norwood Past. Therefore, did the farm go by any other names? It was probably demolished in the 1870s.

I was very excited to come across the painting of Hayes Farm on the Sydenham Forum web site. I have been searching in vain for several years for some information on this farm.
My paternal grandmother’s maiden name was Ruskin. She lived in the Penge / Sydenham area all her life. My parents and I also lived there for many years.
Hayes Farm was run by this Ruskin family from about 1827 until it was built on as part of the Crystal Palace housing development, probably about 1885. Jonas Ruskin moved with his young family to Hayes Farm from Hertfordshire in about 1827. His son Edward worked at the farm and eventually took it over. It was a dairy farm and was known locally as “Ruskin’s”. I believe it used to supply the whole of Upper Norwood, Penge and Sydenham with milk.
Edward went on to have two sons, Edward and Matthew, who also worked as dairymen at the farm. Story has it that the elder Edward was known by the farm workers as “the Old Master”, presumably to differentiate him from his son of the same name.
The farm appears to have been at the crossroads of Fox Hill and Auckland Road, on the Sylvan Hill. The 1881 census shows Edward senior living at number 4 Auckland Road and Matthew, next door at number 3. I believe these to be the Hayes Farm buildings. At this time Edward junior lived just up the road at Palace Grove.
Where is the painting? How can I get a decent copy?
