I really don't think you could put a night venue in where Zanzibar is without causing upset.
What I was trying to say as well was, why should some people say a venue closes at 11 and that's late enough?

There are a number of things that Zanzibar is getting the blame for here, when there are clearly problems elsewhere.

I live on the wells park estate. Opposite the shops. It seems ok so far. I've been here a year and I know neighbours upstairs and downstairs.

It's going to be a pub still.
I live two doors down from it. I like the idea of it being a pub again.
However, there's no provision for residents parking (it's a car free development) /customer parking.

Kelvin Grove will be closer, but Eliot Bank looks "better". Though it's apparent that KG is heading upwards.
